Airbnb moved to a host-only fee of about 15.5% in October 2025. Booking.com charges hosts roughly 15%. Now Vrbo is following the same playbook, as Skift reported. The headline rate is lower than its rivals, but the change still raises costs for most hosts. It also comes with new pricing rules in the fine print.

Vrbo’s New 12% Commission, Explained

On September 29, 2026, Vrbo emailed hosts that they would “transition to a single, transparent 12% commission fee” starting October 29. The change ends Vrbo’s old fee structure, where your rate depended on how you connected to the platform.

Here is how the new Vrbo 호스트 수수료 work, based on Vrbo’s own help center:

12% commission. The standard commission applies to the rental amount plus any fees you charge the guest, such as cleaning, pet, and boat fees. Check your account’s payment arrangement to confirm whether additional processing costs apply.

3% processing on taxes and deposits only, where applicable. Taxes and refundable security deposits may be subject to a separate 3% payment processing fee under the applicable fee arrangement.

The “all-in” wording matters, because it has been misread in several places. A few older guides describe the 12% plus a 3% processing fee on top, or about 15% total. That reading may reflect an older version of Vrbo’s fee guidance or a different payment arrangement. Check the current help center and your Owner Dashboard to confirm which fees apply to your listings.

Vrbo still charges guests a separate service fee at checkout. The company has not published a new guest fee rate. Its help article describes the fee as a percentage of the reservation total that varies by reservation amount.

How Much More You’ll Pay on October 29

The increase hits hosts differently depending on how they connect to Vrbo.

Host type

Before Oct 29

From Oct 29

Pay-per-booking, no software

About 8% (5% commission + 3% processing)

12% all-in

Connected through property management software

5% 커미션

12%

Legacy annual subscription

Flat yearly fee

12% at renewal

Hosts connected through property management software feel the sharpest increase under the standard fee structure. Their commission rises from 5% to 12%. That is why property managers pushed back so hard at the Vacation Rental Management Association conference in Nashville, as Skift reported on October 7. One vacation rental technology executive told Skift that “people feel more violated by Vrbo raising commissions than when Airbnb did it last year.”

Pay-per-booking hosts without software see a smaller but still real jump, from about 8% to 12% under the standard model.

Here is the math on a sample booking.

Take a $1,000 rental plus a $150 cleaning fee, a base of $1,150. At 12%, Vrbo keeps $138. Before the change, a pay-per-booking host without software paid about 8%, or about $92. A software-connected host paid 5%, or $57.50 on the commission line.

These calculations use the standard rates and exclude any regional exceptions or additional charges.

How does 12% compare? Airbnb’s host-only fee sits near 15.5% for many hosts, and Booking.com commission rates often sit near 15%, although rates vary. Vrbo’s standard 12% rate is lower on paper. But Vrbo also keeps a guest service fee at checkout. The total a guest sees can still look higher than Airbnb’s fully included price. These are illustrative figures. Your actual numbers depend on your rate, your cleaning fee, your payment arrangement, and any local taxes.

The Rate Parity Clause in Vrbo’s New Host Terms

Vrbo’s updated Host Terms of Service take effect the same day, October 29. They include a clause that functions like rate parity, even though the terms never use that exact phrase.

Section 4.5.7 requires hosts to give Vrbo “Content and Host Ancillaries” that are “at least as complete, accurate, current, detailed, and favorable” as what they offer on any other channel. The channels named include your own website, your booking engine, your PMS, and third-party, metasearch, and AI channels.

“Content” covers availability, rates, discounts, fees, taxes, cancellation policies, and booking conditions. “Host Ancillaries” covers add-ons such as early check-in, cleaning options, parking, and pet fees.

In plain English, the clause may prevent you from charging a higher Vrbo rate while keeping your Airbnb or direct booking price lower. Your Vrbo offer must meet the terms’ requirements for being at least as favorable as offers on other channels.

Here is a concrete example. Say you list the same home at $200 a night on Airbnb. After October 29, you raise the Vrbo rate to $220 to cover the new 12% commission. Under clause 4.5.7, that $220 Vrbo price could breach the clause because your Airbnb price is more favorable. To comply, you might need to raise the Airbnb price too, or accept the thinner Vrbo margin.

The terms also address consequences for noncompliance, which may include suspension or termination where permitted under the applicable terms. A claim that rate consistency directly affects listing rank should be included only if the updated terms or other reliable documentation explicitly support it.

One thing to watch. Skift reported on October 7 that Vrbo signaled it may ease this parity rule so hosts can price lower on their own direct websites. No official document confirms that change yet. Until Vrbo publishes revised terms, treat the parity clause as written.

What to Do Before the New Vrbo Commission

1. Check your actual rate in the Owner Dashboard

The 12% is the headline rate. In some regions, such as Europe, Australia, and New Zealand, software-connected hosts may pay 12% to 15%. Your Owner Dashboard shows the rate that applies to your listings.

2. Model the new fee on your own numbers

Pull your last few Vrbo payouts. Add your nightly rate to your cleaning, pet, and other fees. Apply the relevant commission rate to that total. Compare it to what Vrbo kept before. This shows your real cost increase, not just the headline number.

3. Decide whether to reprice

If you want to protect your payout, you will likely raise rates. But the parity clause may restrict raising Vrbo rates alone. Review the applicable terms before changing prices across channels.

4. Review your cross-channel calendar and pricing

A fee change is a good moment to align your calendars and rates across Vrbo, Airbnb, Booking.com, and your direct site. Inconsistent pricing is exactly what the new parity clause targets. Hostex’s multi-calendar keeps rates and availability aligned across every channel from one place.

5. Strengthen your direct bookings

A 12% OTA commission is a strong reason to build your own booking channel, where you keep the full rate. Just remember the parity clause. Under the current terms, your direct price should not undercut Vrbo. Focus on the advantages you control: direct guest relationships, your own cancellation policy, and no OTA service fee for the guest.

If you use Hostex, its 직접 예약 사이트 lets you accept instant payments and keep 100% of the booking with zero commission.

Common Mistakes to Avoid

Assuming 그만큼 12% does not include processing. The applicable payment arrangement determines whether additional processing costs apply. A high cleaning fee now costs you more in commission.

Raising only your Vrbo rate. The parity clause may make this risky. Review the current terms before changing rates on individual channels.

Ignoring the guest service fee. Guests still pay a separate Vrbo fee at checkout. Your rate plus that fee is what the guest compares against Airbnb.

자주 묻는 질문

Does the 12% Vrbo commission include payment processing?

Vrbo describes the standard 12% commission as including payment processing under the applicable payment arrangement. A separate 3% processing fee may apply to taxes and refundable security deposits. Check your current terms and Owner Dashboard for the fees that apply to your listings.

Will my cleaning fee be charged commission?

Yes. The standard 12% commission applies to the rental amount plus fees you charge the guest, including cleaning, pet, and boat fees.

Do software-connected hosts pay more than 12%?

In most regions, the standard rate is 12%. In Europe, Australia, and New Zealand, software-connected hosts may pay 12% to 15%. Check your Owner Dashboard for the rate that applies to your listings.

What happens to Vrbo annual subscriptions?

Vrbo is no longer accepting new subscriptions and may not renew existing ones. Subscription hosts transition to the pay-per-booking model at the end of their term, subject to Vrbo’s applicable terms.

Can I price lower on my own website?

Not under the currently published terms, which require your Vrbo rates and fees to be at least as favorable as those on your own site. Skift reported that Vrbo may ease this restriction, but no official revision has been published yet.

When does the new Vrbo commission take effect?

October 29, 2026.
